We stayed at Villa Martinis for one week in July 2025.
The stay startet out a bit disappointingly, as we were charged a €400 mandatory cleaning fee in cash upon arrival — something that was not included in the booking contract rather than communicated only in small text the property description.
More generally, we found the insistence on cash payments in Croatia outdated. In 2025, it feels wrong to be pushed into contributing to the shadow economy instead of transparent, digital-based payments.
The house is well located in beautiful Rogoznica — a lovely town with a central location close to shops, restaurants and the beach. The area is truly charming!
The property itself is very nice, but it’s clear that it’s not personally used by the owners and primarily serves as a rental. This is reflected in some of the details: the kitchen is missing some basic items like small bowls for cereal, and all the kitchen knives were quite dull. There are no helpful extras you often find in holiday homes, like a parasol or beach chairs you can borrow. Also note that one of the bedrooms in the main apartment does not have air conditioning.
Overall, the location and the town itself are wonderful, and the house has potential if given a bit more attention to the guest experience and equipment.
