Wir hatten einen wundervollen Aufenthalt in der Villa! Das Haus ist sehr geräumig, sauber und bestens ausgestattet – perfekt für einen entspannten Urlaub. Der Pool war ein Highlight, besonders an warmen Tagen. Die Lage ist ruhig und ideal zum Erholen. Ein besonderes Dankeschön an Annette: Sie war unglaublich nett, hilfsbereit und jederzeit erreichbar, um Fragen zu beantworten oder Tipps zu geben. Wir haben uns rundum wohlgefühlt und kommen sehr gerne wieder!

Heerlijk huis met prachtig zwembad. Alles aanwezig wat je nodig hebt. Lekkere restaurants op loopafstand en op korte afstand rijden. Mooie dorpen en strand in de buurt. Heerlijke vakantie gehad met ons gezin!

We had a wonderful stay. The house, the terrace, the pool—everything was beautiful! It's particularly practical that each bedroom has its own bathroom and every window has a mosquito net. The only two small suggestions for improvement would be that not all bedrooms can be completely darkened and the waste separation in the house could be labeled and clearer, but that's just nitpicking. Both the owner and the agency took wonderful care of us, gave us tips for restaurants and beaches, and were always available. We really enjoyed our stay. Thank you very much!

We had a wonderful time here. The villa is wonderfully remote, but within a few minutes' walk you're at a rocky harbor where you can swim or at the village with excellent restaurants. We had a small problem with the pool light, and the host had it fixed that same evening. The house is lovely, with nice dark bedrooms and a lovely barbecue area in the shade. Just do it!

Nenad was a great host, IT was a great House, very Clean with a great View. 100 meters away is in of the best Restaurants in Istria. Thanks for the stay

Eine tolle Villa die hält was die Fotos versprechen. Die Ausstattung ist sehr umfangreich, insbesondere im Küchenbereich für Selbstversorger findet man hier reichlich Equipment. Lediglich der Herd ist etwas leistungsschwach und der Backofen hat keine Heißluftfunktion. Das Thema Insekten war jedoch ein sehr beeinflussendes Thema. Über den Eingang befand sich ein Bienennetz. Das ist bei dem verbauten Holz eine beliebte Stelle für die Bienen und hat tatsächlich auch weniger gestört, als wir zunächst befürchteten. Mücken war jedoch ein größeres Thema. Alle Zimmer sind daher mit entsprechendem Insektenschutz ausgestattet. In einem der Zimmer war es jedoch defekt. Wir haben während des Aufenthalts 2x den gesamten Raum mit Insektenspray bearbeitet und daher einige Nächte auf der Couch verbringen müssen. Da eine Belüftung des Raums nicht möglich war, ohne neue Mücken herein zu lassen. Die Kommunikation über den Ansprechpartner vor Ort war erfolglos. Es erfolgte lediglich der Kommentar das man wüsste das wir das Gitter nicht kaputt gemacht hätten und wir uns über die Kaution keine Gedanken machen müssen. Jedoch eine akzeptable Lösung vor Ort zu schaffen wurde nicht versucht. Die Kommunikation im allgemeinen war mangelhaft. Die bisherigen Bewertungen kann ich da nur bestätigen. Mails von der angegebenen Agentur kommen nur zur Zahlung und fürs Feedback. Unsere Kontaktdaten wurden nicht mal an den Ansprechpartner vor Ort weitergeleitet. Zum Glück war dieser vor Ort im Haus als wir ankamen. Wenn wir über die beschrieben Themen hinwegsehen war es ein toller Urlaub mit jede Menge Platz für jeden einzelnen sich auch mal zurück ziehen zu können. Es hat sich gelohnt.

The photos don‘t do it justice. It is a very big, nice, comfortable house. You can enjoy the privacy at the pool or drive 5 minutes to the beach. My family loved it!

Ubytování bylo perfektní, přesně podle popisu na fotkách, moderní, ale zároveň stylové. Všude čisto k dispozici ručníky, mýdlo, kapsle do myčky, k dispozici byla pračka, fén, každý pokoj má svou koupelnu, pokud něco došlo, byl k dispozici tatínek hostitele, kterému stačilo říct a vše obstaral. Potřebovali jsme odjet brzy ráno tak jsme se domluvili na předání den předem večer , Nic nebylo problém, prostě ideální pro naší skupinu 10 lidí . Komunikace taky perfektní vybavení kuchyně skvělé, vše co jsme potřebovali bylo v dispozici. Moc děkujeme a přejeme spoustu dalších spokojených hostů. Marcela Kotková

Wir waren zum 2ten Mal in der Villa Davide. Es ist einfach nur schön und entspannend vor Ort. Alfredo, der Hauseigentümer, kümmert sich um alles, wirklich, es bleibt kein Wunsch offen, wenn etwas war, wurde sich sofort gekümmert. Wir kommen auf jeden Fall wieder.

Als wir gegen 15.00 Uhr ankamen wurde noch gereinigt, war aber kein Problem, haben derweil gewartet. Drago hat uns dann alles gezeigt. Der erste Eindruck war eigentlich super. Zum ersten Abendessen fanden wir schmutziges Geschirr im Schrank auf, was daran lag, dass die Spülmaschine nicht richtig reinigte. Wurde an Drago gemeldet, er kam dann mit einem Techniker der ihn reparierte. Hat im Nachhinein doch nichts gebracht, haben den ganzen Urlaub für 14 Personen abgewaschen. Weiterhin würde unser gelagertes Gemüse von Mäusen angefressen, haben wir Drago auch mitgeteilt, er war verwundert aber sonst keine Reaktion. Einige Dinge waren nicht vorhanden, wie z.B. das Trampolin auf dem Foto, dies lag im Garten defekt im Busch. Der Sonnenschutz an der Sauna war nicht vorhanden. Die Sauna machte auch keinen guten Eindruck und war sehr verwahrlost. Eine Kaffeemaschine für alle gab es auch nicht, nur eine kleine Mokkamaschine. Im 2.OG roch es an der Toilette nach Urin, war etwas undicht. Wenn diese Dinge nicht gewesen wären, ist es ein tolles Anwesen, wo man sich echt wohlfühlen kann und die Ruhe genießen kann. Der Eigentümer sollte etwas mehr auf den Zustand der Anlage achten.

Great villa with 5 comfortable en suite bedrooms. Quiet location. Car essential. Plenty of places within 60-75 mins drive. All very clean and as described. Kitchen lacking a few essentials (kettle and toaster) and fridge is not very big if 10 people staying.

La casa è spaziosa e conforme alla descrizione, con tutte le comodità indicate. Si trova immersa nella campagna, un contesto ideale per chi cerca tranquillità e vuole riconnettersi con la natura. Proprio per questo, è normale incontrare insetti e cicale, cosa da tenere in considerazione per chi è particolarmente sensibile a questi aspetti. Anche se può ospitare fino a 16 persone, non è completamente isolata: una parte della villa è abitata, quindi è importante rispettare la quiete soprattutto nelle ore serali. Nel complesso il soggiorno è stato piacevole, anche se la pulizia potrebbe essere curata con un po' più di attenzione.

We stayed at Villa Martinis for one week in July 2025. The stay startet out a bit disappointingly, as we were charged a €400 mandatory cleaning fee in cash upon arrival — something that was not included in the booking contract rather than communicated only in small text the property description. More generally, we found the insistence on cash payments in Croatia outdated. In 2025, it feels wrong to be pushed into contributing to the shadow economy instead of transparent, digital-based payments. The house is well located in beautiful Rogoznica — a lovely town with a central location close to shops, restaurants and the beach. The area is truly charming! The property itself is very nice, but it’s clear that it’s not personally used by the owners and primarily serves as a rental. This is reflected in some of the details: the kitchen is missing some basic items like small bowls for cereal, and all the kitchen knives were quite dull. There are no helpful extras you often find in holiday homes, like a parasol or beach chairs you can borrow. Also note that one of the bedrooms in the main apartment does not have air conditioning. Overall, the location and the town itself are wonderful, and the house has potential if given a bit more attention to the guest experience and equipment.

Wie bereits im letzten Jahr, war es in diesem Jahr wieder einmal absolut traumhaft. Super sauber, 5 Sterne Unterkunft, sehr zuvorkommend und hilfsbereit. Die Lage ist top, der Hundestrand mega, Einkaufsmöglichkeiten in der Nähe. Erholung pur. Wir hatten dieses Jahr einen medizinischen Notfall. Sofort hat uns die Vermieterin ihre Hiife angeboten und uns begleitet (ohne sie hätten wir das Ganze nur mit sehr viel Aufwand hinbekommen). Liebendgerne kommen wir nächstes Jahr ein drittes mal wieder.

Die Beschreibung und die Fotos auf der Homepage entsprechen zu fast 100 % mit dem vorgefundenen Objekt überein. Das Haus und das Grundstück sind top, die Ausstattung ebenfalls, die Zimmer haben fast alle eine Klimaanlage. Der große und saubere Pool, die fast neue Hüpfburg, die Tischtennisplatte und der Billardtisch lassen keine Langeweile aufkommen. Den Tag ausklingen lassen kann man dann in der großen Grillecke oder in einem der in der nahen Umgebung liegenden Restaurants, eines davon liegt direkt gegenüber auf der anderen Straßenseite. Wir hatten einen wunderschönen Family-Urlaub (Oma, Opa, Kinder und Enkelkinder, insgesamt 9 Pers.) und können das Haus bedenkenlos weiterempfehlen.

Fantastiska värdar! Superfräsh lägenhet. Vi hade tur att vi i princip var ensamma där så vi hade poolen för oss själva. Det tog ca 20 min att gå in till byn. Mysiga restauranger och stränder.

Wir hatten wunderschöne 10 Tage in Novigrad. Das Haus ist sehr geschmackvoll eingerichtet und man findet alles was man braucht. Uns hat es an nichts gefehlt. Die Umgebung ist sehr ruhig in Kombination mit richtigen Fensterläden (nicht nur Vorhänge) kann man sehr gut schlafen. Wir haben einige Ausflüge gemacht, nach Porec, Pula, Lim Fjord und Rovinj. Mit dem Fahrrad ist man in 5 min. Am Strand (Radweg vorhanden). Die Vermieter sind sehr nett und schnell erreichbar wenn man etwas braucht. Wir können Villa Stella nur weiter empfehlen!

Designed with great taste this 4 bedroomed luxury villa afforded everything a holidaymaker would desire, you really feel the luxury when you sit on the sofas or sleep in the beds. The villa has beautiful surroundings, lots of tranquillity, a few shops within easy reach and more commercial places (split, Trojia, Primosten ) a 10 to 30 minute drive away. Booking, arrival, handover and close were all affected perfectly and our hosts were very happy and helpful they even bought us a drink in the local bar! The pool and outside space has everything you need, sun, shade, bbq, ice maker etc and we loved it. our party was 6 pension aged but active individuals with a car. We were on our second visit to Razanj in Croatia - it’s still unspoiled and breathtakingly beautiful. Highly recommended

The Villa was as described, Perfect, clean and the contact with the staff extraordinarily nice. We enjoyed our stay. Unfortunately there is a Foster Home for Dogs close by, so the dogs were barking all night every Night. This is Not the owner‘s fault but was distressing. The Pool was very nice, but dangerous for children in the Whirlpool area, because of the suction from the floor underneath, children won‘t be able to come to the surface once the suction is on. These Are the Only minus Pointe, otherwise we Highly recommend the Villa and the Company renting it

Uns hat es sehr gut gefallen. Die Bilder entsprechen dem was man bekommt. Das Anwesen ist sehr ruhig gelegen. Genau richtig zum entspannen. Mit dem Auto ist man 10 min in umag. Man kann sich gut selber versorgen. Alles prima.

Mein Mann, mein Papa und ich haben das Haus als Überraschung für meine Mama zum 50. Geburtstag gebucht. Und es war definitiv eine Überraschung! Es ist wirklich ein wunderschönes Haus. Es war ausgestattet mit allem was man sich vorstellen kann. Öl, Gewürze, Geschirr und Gläser, Bademäntel, Handtücher, usw. Die Lage wirkt am Anfang etwas ungelegen, aber nach 6 Minuten Fußmarsch ist man bereits am Meer mit Restaurants und Bars, also selbst hier gibt es nichts zu bemängeln. Auch der Pool ist größer als anfangs gedacht und super für eine kleine Abkühlung zwischendurch! Ein großes Dankeschön auch nochmal an die Besitzerin und ihrem Sohn Dario, welcher uns mit den leckersten Garnelen frisch aus dem Meer versorgt hat. Es war ein nahezu perfekter Urlaub hier!

We had a really nice and relaxing holiday. The house is as described and had enough space for us four. Contrary to the description there are 2 toilets, one in each bathroom :) It is really close to Porec by car and also some bakery and supermarket are only few minutes away. The Host was really nice and taking care of everything. The only thing that might be improved is to have fly screens at the windows. Would come again.

The house was clean and the beds comfortable, just like a hotel. Everything in the kitchen worked perfectly; we would have appreciated more kitchen utensils (e.g., a blender). But we especially liked the fantastic pool; it's not too warm, providing a welcome way to cool off. The location is exactly as described, and the road isn't busy enough to be annoying. We were more bothered by the humming noises from the surrounding area, but that's always to be expected. There were only two of us, so there were moments of peace and quiet, which is certainly different when traveling with several people; you certainly don't notice it as much here.

We have just returned from a wonderful stay at this villa. All amenities top of the range and accessible. Beautiful outdoor and indoor area with all attention to detail covered. The pool area and hot tub were fabulous. Nothing but positive feedback from our whole family, the only negative would be that the air conditioning needs to be adjusted to lower. We were a group of 10 people staying in this fantastic house for a week in June. The location is absolutely perfect—right on the beach—and the setting is peaceful and relaxing. The host was very accommodating and always quick to respond to any questions we had. The house itself is beautiful and well-maintained, with fresh towels provided daily, which was a pleasant surprise. Since the nearest shops and restaurants are a few kilometers away, we recommend renting a car to get around easily. That said, there's a lovely beach bar just next door that serves some of the best pizza we’ve ever had! A nice bonus is that the neighbor produces and sells wine and olive oil. We particularly enjoyed the olive oil—delicious and full of flavor. Low prices if you shop and make the food yourself, but restaurant prices were a little higher than expected. Still: we all loved it!!!

Wir haben unseren Familienurlaub in diesem wundervollen Haus sehr genossen. Jeder hatte sein eigenes Schlafzimmer und eigenes Bad. Das Haus ist neu und somit auch alle Einrichtungen und Betten etc. auch Alle Räume waren mit einer Klimaanlage versehen, die wir auch tatsächlich brauchten Die Räume waren sehr ansprechend und modern ausgestattet. Der Pool groß genug. Wir können das Haus uneingeschränkt empfehlen. Die Vermieter waren sehr nett und haben auch gleich auf kleinere Maleurs sofort reagiert. Von daher gibt es 5 Sterne von uns

We have had a wonderful stay with a very kind host. The pool and jacuzzi are really nice. The Villa is very well equipped with everything you need. I would especially recommend it for families because of the space and the privacy. We are definitely coming back next year!

Wir waren 13 Personen, die dort unseren Urlaub gemacht haben. Die Zeit verging wie im Flug, es war einfach perfekt! Man kann von dort perfekt mit Uber/Taxi nach Pula fahren. Auch Platz für unsere Mietautos war genug da. Alles in einem war der Urlaub unvergesslich für alle von uns. Auch die Besitzerin vom Haus konnte man immer erreichen und sie hat über alles informiert und war immer hilfsbereit :) Wir würden immer wiederkommen.

Das Haus ist wunderschön und perfekt geeignet für größere Gruppen. Jedes Schlafzimmer ist stilvoll eingerichtet und hat ein eigenes Bad. Es gibt eine Outdoorküche mit großem Ofen in dem man Grillen oder Pizza machen kann. Auch der Poolbereich bietet genügend Platz für eine große Gruppe und ist schön angelegt. Zusätzlich wurden wir sehr herzlich von unseren Host empfangen - wir können die Unterkunft deshalb nur wärmstens empfehlen!
